Identification and Selection of Beneficiaries under PM Awas Yojana

 • The Pradhan Mantri Awas Yojana (Urban) plan deals mainly with the housing requirements of the urban poor. The scheme also satisfies the housing requirements of slum dwellers residing in confined slum areas with inadequate infrastructure, poor sanitation facilities, and portable water.

• The beneficiaries of PM Awas Yojana (U) include mainly the middle-income groups (MIG), the low-income groups (LIG) and the economically weaker section (EWS). PMAY FEATURES

• Under the PMAY scheme, the subsidy interest rate is provided at 6.50% p.a. Housing loan for a period of 20 years to all beneficiaries.

• Citizens with disabilities and seniors will be given preference in the allocation of the ground floors.

• Sustainable and ecological technologies for construction would be used.

• The PMAY scheme covers complete urban areas in the country, which includes 4041 statutory cities, with the first priority granted to 500 cities of Class I. This will be done in 3 phases.

• The PMAY subsidy aspect linked to the credit of Prime Minister Awas Yojana is implemented in India in all statutory cities from the initial stages.

Objectives of the PMAY Scheme

PMAY |According to recent estimates, as of September 2016, the population of urban dwellers in India has increased at an alarming rate and further growth is expected in the coming years. It is said that by 2050, the population of urban dwellings will rise to 814 million people. The predicted calculation is almost double the number that already resides in urban areas. The main challenges also include providing people with affordable housing options and other important related concerns, such as sanitation and sustainable development. The Ministry must also guarantee a sustainable and safe environment for the urban population.

• The main objective of the PM Awas Yojana plan is for housing to be affordable for all by the year 2022.

• It also intends to make it accessible to specific demographic data, such as groups with economic difficulties, women, and people belonging to minorities such as Scheduled Castes and Scheduled Tribes.

• The other government objective is directly associated with some of the most ignored demographic data, which include widows, members of lower income groups, transgender people and, from now on, provide them with a sustainable and affordable housing plan.

• The special preferences for the properties of the ground floor will be granted to elderly people and with different disabilities if necessary.

• Registration is mandatory to take advantage of the benefits of this PMAY scheme, which includes the strict names of beneficiaries as mothers or wives.

The launch of this scheme is intended for urban areas of the following options for the states or territories of the Union, as well as for cities, as mentioned above.

Eligibility criteria for the PMAY scheme

The government will use 2011 Socioeconomic and Caste Census (SECC 2011) to identify and select the PMAY beneficiary list. The village panchayats together with the tehsils will be considered for the beneficiary consultation before making the list under the rural housing scheme. This will be done to ensure the transparency of the project and also to ensure that only those who deserve it receive housing assistance.

• Any home with total annual income between Rs.6 lakh to Rs.18 lakh can request the PM Awas Yojana. The applicant is allowed to include the spouse's income while requesting this plan.

• Indian citizens who are women can apply. No other demographic group will be considered while they are women.

• The beneficiary can only buy a new house to enjoy the benefits of Pradhan Mantri Awas Yojana. People who already have a house are not eligible to apply for this plan. No pucca should be owned by the beneficiary or family member, in any part of the country.

• People will be able to buy/build new homes only. One can not take advantage of the benefits of PMAY in a house already built.

• People who belong to the low-income group, that is, the economically weaker LIG sections also known as EWG in society, can also apply.

• Scheduled tribes and castes will also be eligible.
• Older people with different abilities will receive special priorities for the houses on the ground floor.

FAQ about Pradhan Mantri Awas Yojana

1. If I am a woman, can I apply for this scheme?
Yes, this scheme gives priority to women who run a family within lower income groups. However, if your spouse, parent or any other member of the family with whom you reside has submitted your application, your application will be rejected.

2. Am I an older person and am I under the local income groups? Although the PMAY scheme seems financially viable, as an older person, he would prefer a house on the ground floor. That I have to do?
You simply have to submit your application as a senior citizen, since all senior citizens are given the priority to have access to the homes on the ground floor. However, be sure to apply early, since priorities among older adults for the ground floor are also shared with beneficiaries with different abilities.

3. What does one mean by DBT?
People refer to the direct transfer of benefits as DBT. This means that beneficiaries will receive the funds they are expected to receive, in the form of fees, under the scheme, directly in their bank accounts, instead of having to go through random offices and banks. Funds allocated for the rural housing plan under PMAY will also be sent to beneficiaries through the direct transfer of funds to the bank accounts of the beneficiaries listed and identified. Work assignment and job training for the Pradhan Mantri Awas Yojana.

4. Why is the Government going to label the properties in the framework of the PMAY housing project?
The importance of transparency in the entire housing project is essential, from the rules and regulations of the scheme that are created to the basic sanitation requirement that is being implemented in the home. All this must be followed, which requires geographical labeling, to have all the information available to the parties involved, whenever necessary. Geo-tagging basically means adding metadata to a photograph or map of your house located on the map. It also helps maintain up-to-date satellite images of the project's progress.

5. How long will the PMAY project last?
It is assumed that the PMAY project will last until 2022. But, this is the date, which guarantees that all regions of India have beneficiaries who can benefit from the plan. The construction and finally the beneficiaries who move may take longer.

6. How can I know if my town or city is part of the first phase?
Simply go online and look for the list of cities in the first phase of the PMAY project.

7. Transgenders are also part of Indian society. As a transsexual can I apply?
Transgenders often belong to low-income groups and groups with economic difficulties. While they also cover all other eligibility requirements, such as documentation or a single applicant for a family, this demographic scheme will not be ignored.

8. What is the maximum annual income I must have to be eligible for PMAY?
Your annual income should not exceed Rs. 18 lakhs. However, there are no lower limits for the PMAY income requirement.

9. Why would sustainable and green technologies be used for construction in housing projects under the PMAY? Are not they making it more expensive that way?
The ecological projects do not mean that the PMAY constructions will make the final price of the house expensive. It only means that it will ensure that the environment is not harmed in any way. It is essential to ensure that people in the future and also in the near future do not perish due to environmental hazards, considering that global warming is a real phenomenon and is affecting our country, more than we realize.

10. What is a Nodal Central Agency when we talk about PMAY?
These are basically nodal agencies identified by the Ministry or the Government to function as agencies that implement subsidies linked to credit.
11. What does one mean with carpet area instead of Pradhan Mantri Awas Yojana?
Area enclosed within the walls, real area to place the carpet. This area does not include the thickness of the interior walls.

12. How does the housing project guarantee that there is sufficient labor for the construction of housing under the PMAY in rural regions?
The Mahatma Gandhi National Rural Employment Guarantee Act allows the government to hire enough labor for the construction of houses under PMAY in rural regions. The beneficiaries of P M Awas Yojana will have access to unskilled labor for 90 days through MGNREGA. 30,000 bricklayers have already been trained for this purpose as of September 2016.

13. What is FAR when it comes to PMAY?
Let's look at the equation to quickly understand what FAR means:
• Floor area ratio = Total covered area in all floors x 100 divided by plot area.
• However, some cities or towns may have different definitions. The definitions that have been promoted by the region will be considered in such conditions to eliminate any kind of confusion.
